Freshwater has the feel of a Northern Beaches village, and many of its homes are Federation and interwar cottages that have been loved, extended and renovated over the decades. Quite a few still rely on an electric storage tank that has been doing its job for a long time. Beaches Hot Water is a free referral service. We connect you with licensed hot water plumbers who cover Freshwater. We are not a plumbing business ourselves, and the referral is free.

Old tanks in tight laundries

In older cottages the hot water often lives in a small laundry, a cupboard or a lean-to at the back. When a tank like that fails, the replacement has to fit the same space, get through the same narrow door, and meet current rules. A tempering valve upgrade is often part of the job on older installations. If the original tank is still there, it may well be past the typical 8 to 12 year lifespan, and a leaking base or rusty water usually means it is time.

Renovations bring a different question. If you have added a bathroom upstairs or out the back, the old tank may now be in the wrong place or too small. Mention any recent work when you ask for a quote.

Salt air near the beach

Homes close to the beach get salt air on any external tank, valve or heat pump. Corrosion can show up sooner than inland, so placement out of direct spray and an anode check around year five are worth it.

Swapping old electric for a heat pump

For a Freshwater cottage with an old electric tank, a heat pump is one of the most common upgrades to consider. It costs around $3,000 to $6,000 installed before incentives, and federal STCs and the NSW Energy Savings Scheme can cut thousands off, with the installer quoting the net figure. You need an outdoor spot with good airflow, ideally sheltered from the sea breeze.

If you would rather keep it simple, a like-for-like electric swap runs from around $800 to $2,500 installed. Gas storage and continuous flow sit around $1,200 to $3,500, and mains gas availability varies street by street. Repairs run roughly $150 to $600. See the cost guide.

Frequently asked questions

Will a new tank fit in my small Freshwater laundry?

Usually, yes. Slimline and compact tanks exist for exactly this. Measure the space or send photos so the plumber can match the size.

Is same-day replacement possible in Freshwater?

Often, for common tank sizes, if you get in touch in the morning with the brand and size. Awkward access can push it to the next day.

Why is my hot water rusty?

Rusty hot water usually points to corrosion inside the tank. On an older tank it is often a sign replacement is near. A plumber can check whether the anode or the tank is the problem.
