Narraweena is a quiet, elevated pocket of the Northern Beaches, and much of the housing dates from the 1960s and 70s. Many of those brick and fibro homes are already on their second or third hot water tank. Beaches Hot Water is a free referral service. We put you in touch with licensed hot water plumbers who cover Narraweena, and we are not a plumbing business ourselves.
Second-generation tanks in original homes
When a house is 50 or more years old, the tank in the laundry or on the back slab is rarely the original. Often it is a replacement put in a decade or so ago, which means it may now be near the end of the typical 8 to 12 year lifespan for a storage tank. Signs it is getting tired:
- Water that runs lukewarm or runs out sooner than it used to
- Rust-coloured hot water
- A relief valve that drips constantly
- Rumbling or popping from sediment in the tank
- Damp patches or pooling under the base
At swap time in an older home, the plumber may also recommend a tempering valve if the existing setup does not have one, so hot water at the bathroom taps stays at a safe temperature.
A good street for heat pumps
Narraweena's houses tend to have reasonable yards and outdoor wall space, which is what a heat pump needs. If you are replacing an old electric tank, a heat pump is worth pricing. They cost around $3,000 to $6,000 installed before incentives, and federal STCs plus the NSW Energy Savings Scheme can cut thousands off. The installer quotes the net figure. Heat pumps roughly last 10 to 15 years and use far less electricity than a standard electric tank.
If you would rather keep it simple, like-for-like electric storage swaps run from around $800 to $2,500 installed. Gas storage and continuous flow run around $1,200 to $3,500 installed, where mains gas is connected. Availability varies street by street, and the plumber confirms it. Repairs roughly cost $150 to $600 depending on the part. All of these are guides. The plumber's quote is the price that counts.
Same-day replacement of a common electric tank is often possible with a morning request.
Frequently asked questions
Is it worth repairing a tank that is ten years old?
Usually not, unless the fault is minor. Past ten years, money spent on repairs often goes towards a tank that will fail soon anyway. A leaking cylinder always means replacement.
Can a heat pump go where my old tank is?
Often, yes, if there is airflow around it. Heat pumps should not sit in an enclosed cupboard. The plumber checks the space and noise distance to bedrooms.
Do I need a licensed electrician too?
For hard-wired electrical work, yes. NSW requires a licensed plumber for the plumbing and a licensed electrician for hard-wired connections.
